Pet Rules and Regulations

We, the Town and Country Board Members, as well as your neighbors, are asking you to have PRIDE AND RESPECT for yourself and your neighbors in the responsibility and ownership in owning your animals. Thank you for your cooperation in striving and obtaining this goal for all of us. Thank you.


1. Leash Law Pets on or in the common areas must be carried and/or be on a leash. [Art. X, Sec. 6]
2. Spoilage Pets must be curbed; the Owner/Occupant of the unit in which the pet resides or is visiting must clean up any spoilage made by pets in the common area at the time of the incident. Owners must carry in visible sight a pooper-scooper or other means of cleaning up after the pets. [Art X, Sec. 14]
3. Rubbish/Debris/Odor No rubbish or debris, including but not limited to, lumber, wood, dirt, grass clippings, pet droppings, etc., of any kind will be placed or permitted to accumulate upon any lot or Common Area within the community and no odors will be permitted to arise there from so as to render any such property or any portion thereof unsanitary, unsightly, offensive or detrimental to any other property in the vicinity thereof or to its occupants. 4. Excessive Barking/Noise. Dogs shall not be permitted to bark excessively. Dog owners; please be aware that your dog’s barking is probably annoying your neighbors. For this reason, as a courtesy, do not leave your dog outside at night or when you are not home, or allow excessive barking at any time. This includes barking through the screen when window and doors are open. Suggestions…invest in a tight working barking collar. . [Art. X, Sec. 11 & 14]
5. Animals Leashed/Confined. No animal may be leashed, tethered, attached or confined to any temporary or permanent object on or in any part of the Common Area. [Art. X, Sec. 3 (b); Art. X, Sec. 6]
6. Closed Fence Gates. Fence gates shall not remain open. This is for aesthetics of residence and protection, as well as the safety of children and pets. [Art. X, Sec. 18]
7. Pets. Only domesticated dogs, cats, birds, hamsters, gerbils, etc. may be kept. Raising livestock, such as horses, goats, sheep, pot-bellied pigs, chickens, etc. is prohibited at Town & Country Village. Town of Parker and Douglas County Ordinances also apply. [Art. X, Sec. 6]
8. The maximum number of pets per household is three. [Art. X, Sec. 6]
9. Owner’s Responsibility. The related unit Owner will be held responsible for any property damage, injury or disturbance in which a pet from his unit may cause or inflect. [Art. IX, Sec. 4; Art. X, Sec. 5] (This refers to visitors and their pets.)
Unattended Animals. The Board or its authorized agent, may, without liability, cause to be confined or turned over to an appropriate governmental entity any unleashed or unattended animals. [Art. X, Sec 6].

Don't leave your pets outside! As reported in The Parker Chronicle on Thursday, December 5th, many animals are being stolen and Mutilated! For the safety of your Pet, please leave them indoors while you are gone, and supervise them while they are outside!

Also, we have several coyotes roaming the area at night. If you are missing a pet, there is good reason to believe that the coyotes may have gotten to them.
